25 Unit Multi-Family Bridge Loan

Insignia Capital Corp was approached by a seasoned borrower seeking to refinance a bridge loan on a 25-unit apartment building in Korea town. The borrower, an established multi-family investor with over 1,000 units, faced pressure from their bank to reduce exposure to riskier bridge loans due to market interest rate movements in 2023.

Working closely with the borrower, Insignia Capital Corp facilitated a timely refinance of the bridge loan before its maturity. Leveraging direct access to a pension fund, we arranged a $6M bridge loan at 77% loan-to-value, featuring a two-year term, 10.95% interest rate, and no prepayment penalty. The borrower required a two-year turnaround to complete additional ADUs on the property, enabling them to secure a traditional loan refinance afterward.

Amidst a constrained lending environment, the borrower received more competitive terms and options after engaging with Insignia Capital Corp's deal-making expertise.

$4.8M Bridge Loan

An Accessory Dwelling Unit (ADU) is a secondary housing unit on a single residential lot, typically offering complete independent living facilities including sleeping, cooking, and bathroom areas. ADUs can be attached to an existing home, such as a basement or over-the-garage apartment, or can be a standalone structure like a backyard cottage. These units are often used to provide additional housing space for family members, generate rental income, or increase property value. ADUs have become increasingly popular as a flexible and cost-effective solution to address housing shortages in many urban areas.
